    Tax Preparation & Tax Law This course will cover tax theory and laws relevant to preparing your own federal and state income taxes. We will cover Form 1040 and Schedule A - Itemized Deductions, Schedule C- Profit or Loss from Business, Schedule D - Capital Gains and Losses, Schedule E - Supplemental Income and Loss. Even if you currently use tax software, you may be missing some deductions. Individual tax questions and scenarios will also be addressed.

    Uniform Standards of Professional Appraisal Practice (USPAP) Pre: Co: This course was developed by the Appraisal Foundation with assisstance from the Education Council of Appraisal Foundation Sponsors and is being taught by an instructor certified by the Appraiser Qualifications Board. It is an initial requirement for students seeking a professional credential to enter the appraisal profession. emphasis is placed on the Uniform Standards of Professional Appraisal Practice (USPAP). In addition to lectures, Appraisal Standards for ethical behavior, and competent performance are presented in student discussion problems to illustrate issues frequently experienced by appraisers. A one hour examination completes the course. Students should successfully pass an introductory course on appraisal principles prior to taking this professional practice course. As required by federal law, USPAP must be used by all states in the real estate appraiser certification programs. Approved for 15 hours of CEU credit.

It is a CE requirement for all general and residential certified and state licensed appraisers and appraiser trainees. Approved in MA for 7 hours of CE credit.

    Unique and Unusual Residential Properties Seminar This seminar is designed to give practicing appraisers the most information on properly preparing appraisals on the unique and unusual residences. Property types include historic dwellings, antique homes, high-end homes, energy- efficient dwellings and unusual situations. The information in this seminar is also designed to provide information on solving appraisal problems and writing effective reports. Instructors will provide information on effective appraisals for a variety of appraisal users including lenders, under- writers, processors, reviewers, support staff and other users of appraisals. The seminar is presented using real- world examples and is designed to provide the attendees with practical applications to current, common residential appraisal problems. Case studies are provided as necessary to encourage development of familiarity with appraisal problems.
