(Real Estate License Renewal Course) This seminar is State approved and satisfies two hours of the twelve hour required under the Real Estate Continuing Education Law. Real Estate held for investment purposes is considered investment property. Topics and materials covered include: Valuation of Quality of Cash Flow Stream for the purchase and lending purposes, Understanding and Calculating the Concepts of Value, Capitalization Rates, What the investor wants in assessing the risk, Definition and Formula for the Band of Investment Approach, Importance of income stream as compared to "Bricks and Motar Approach" Subjective verses Objective Returns on Investment Debt verses Equity financing. Return on equity and Return on Investment, the property income statement and the Property's cash flow statement. New Operating Income/Capitalization Rates/ Property Value, Valuation Process, elements and Economic variables to value and Escalators adding to value. Case studies on Massachusetts Commercial Property Valuation and Property Income and Cash Flow Statements will be discussed and analyzed.
